** Lanai Condominium Association – March 2026 Meeting Highlights

The Board met on March 19 in the Ohana Room and online. January minutes were approved.
Financial Snapshot
* 2025 ended under budget by $6,000, with reserves reaching $575,000.
* Insurance costs came in significantly lower than forecast, generating monthly savings.
* Utilities fluctuated, including a February spike from gas overages and a double phone bill.
* Repairs and maintenance remain $3,600 under budget for early 2026.
* Special assessment payments now exceed $150,000; four owners remain delinquent.
New Policies Adopted
Common Areas
Homeowners, tenants, and guests are prohibited from placing or storing personal items in common areas. Items such as furniture, artwork, plants, and packages found in these areas will be removed after a 48-hour community notice. Residents can donate books to the community library by leaving them with contact info in designated shelving areas. The board unanimously approved adding this policy to the owner’s manual for immediate implementation.
Rooftop Pet Relief (Elevator Outages Only)
A temporary pet relief area will open only during elevator outages. Owners must clean up after pets, keep them leashed, and follow posted guidelines.
Elevator Modernization Update
* A temporary repair restored service, but the elevator is well past its lifespan.
* Modernization requires a 13th‑floor code‑compliant rebuild.
* Fire engineering review eliminated unnecessary alarm upgrades, saving over $100,000.
* Full outage expected to last approximately 12 weeks.
* Outage start date is based on City of Denver permit approvals. We hope to start in August 2026.
* Weather and permitting may influence sequencing; a resident has offered assistance with City contacts.
Building Maintenance
South Wall: A targeted repair for Unit 1001 was approved; full reskinning remains a long‑term project.
Boilers: Two boilers repaired; a third awaits a part. Hot water service has largely stabilized.
Rental Policy
The rental cap remains at 20 units, with a long waiting list. Work continues to improve transparency around rental status and communication.

Rebecca Niziol has taught yoga to the U.S. Men’s National Soccer Team, guided over two thousand people in meditation at Wanderlust Yoga Festival, and led practices everywhere from hospitals and paddleboards to skyscrapers and rooftops—for teens in correctional facilities to billionaires on private islands.She has been teaching yoga for 15 years, focusing on helping people cultivate a deeper connection to themselves, their joy, and each other.
Rebecca discovered meditation as a child to soothe anxiety, yoga to rebalance after injuries as a professional dancer, and the power of intentional community in healing heartbreak and illness. She now brings this blend of healing, depth, and joy into her coaching, classes, and events.She has hosted 13 global, five-star retreats and is happy to call Denver, CO home with her hilariously cute dachshund, Pip.
Rebecca specializes in yin/restorative, slow flow, and Kundalini yoga, and teaches weekly at Samadhi, Life Time Cherry Creek, and Canopy Yoga. She is also a certified professional life coach, focused on supporting women through transitions and challenging seasons of life.

** Gym Etiquette (Because We’re All Sharing the Same Sweatbox)

Shut the Doors and Windows.
If you’re the last one out, please close the windows and doors. The gym is not a breezy, open‑air cabana—no matter how hard you crushed leg day.
Stop dropping the weights.
This isn’t a CrossFit competition, and the floor is not a trampoline. If the weights are making the building shake, you’re doing it wrong.
Machine weights count too.
Letting the stack crash down isn’t “beast mode”—it’s bad form. Part of strength training is lowering the weight slowly, like a civilized human with control over their limbs.
Return your weights.
If you picked it up, you can put it back. The dumbbells do not migrate home on their own.
Clean up your sweat souvenirs.
Wipe down equipment when you’re done. Your glisten is your business, not the next person’s problem.

We have received many requests to turn on the A/C. The date to turn it on, or switchover from heat to A/C, is May 20.
Why Not Turn On the A/C Now?
For those new to The Lanai and as a refresher for the rest of us, here are a few things you need to know:
1) Our building has what’s known as a 2-pipe system, one supply and one return to the HVAC system. That means the water we’re sending up into each unit for heating/cooling can either be hot or cold at a given time. Our system cannot supply both hot and cold at the same time.
2) The switchover process from heating to A/C is expensive, and takes time. If all goes well the switchover can be done by our vendor in a single day. But, when there are issues, the process can take a week or more – during which time there may be neither heating nor A/C available.
3) We have a legal obligation to provide heat to units in the building. There is no such obligation to provide cooling to units.
All of this means that we only want to do the switchover from heat to A/C ONCE in the spring and the opposite switchover back to heat ONCE in the fall.
* There is no switching back if the weather swings the other direction.
* It also means that we need to wait until the chance of freezing weather is minimal so residents have heat when they need it.
* In our experience mid to late May is the earliest we can possibly initiate the switchover to A/C. Given that temps are supposed to hit the 30s again next week, we believe that we have timed the switchover correctly this year.
Sorry for the uncomfortable period of time we’re in. This is just something we have to deal with given the old 2-pipe system that we have here in the building. We recommend purchasing a portable A/C unit to use in the spring and fall if you are having trouble with the temperature in your unit during these transitional weather periods.

Meet Lanai homeowner and board member: Nathaniel (Nat) Hancock
Which condo is yours and why did you select the Lanai?
We live in 301.
We love the location. It’s close to the heart of the city (can walk to the museum, library, and downtown), the walkability to local restaurants, coffee shops, grocery stores, other businesses, and to nearby parks (Governors Park and Cheeseman Park), and access to the bike path. Just walking through the neighborhood and peeking at the variety of homes and architecture. We love our unit. While it’s not one of the higher units with mountain and cityscape views, we still get some beautiful sunsets and lovely light into our unit. The unit itself is comfortable and meets all of our needs. The rooftop is special! And, now we have a fantastic gym!
When did you join the board and why did you join? What is a project you’re proud of or a project you’re working on this year you’re excited about?
I joined the board last summer. I want to be part of the community and help preserve the community and building so that it remains a great place to live. The project we’re most involved with is the elevator project. It’s very consuming but extremely important. We will all be very relieved when it’s done.
What was/is your career?
I had a 33 year career with an Upstate NY utility company serving in a variety of managerial and leadership roles. Prior to that I worked in Washington DC serving a Member of Congress on Capitol Hill and then a management consulting firm in the National Security arena. I’ve just launched my own consulting business, but will be part-time so I can remain technically “retired.”
What do you like to do in your free time?
I love to travel with Lisa, my wife (Spain is one of our favorite countries), and I love the outdoors – skiing, hiking, biking, and just enjoying nature. It’s nice having our son Richard nearby so we make frequent trips to FairPlay, where he lives, and where we can access the mountains easily. Our plan is to do a lot of regional travel this summer and fall, so we welcome suggestions.
