Lanai Newsletter
October-November 2026
** Stay Informed through Discord App!
————————————————————
** Are you on Discord yet?
Discord is the new platform for staying in touch with your neighbors and getting information out what is going on in the community. It’s where you can reach out to a neighbor or a group of neighbors to ask questions, get a referral for a plumber, find a board member who can answer a question, find out when the next Game Night is being held, borrow a cup of sugar or a car seat – you name it! It replaces Town Square and I’ve found it to be pretty convenient. Download it today and play around with it!
The other platforms serving Lanai residents are:
————————————————————
*
** The Lanaicondominium.com website is where HOA-related information lives, including forms, checklists, documents, board meeting minutes, etc. Documents – Lanai Condominium Denver (https://lanaicondominium.com/documents/)
————————————————————
*
** The Worth Ross homeowner portal which is reached through Vantaca Home (https://portal.worthross.com/dashboard) for any work orders and to pay your HOA fee or other building-related business .
————————————————————
** If you need help getting onto any of these platforms, please stop by the office and talk to General Manager Brent Bollinger. He’s happy to walk you through the steps.

Newsletter Editor Needed!
Greetings: I’m Sarah Fisher, the transitional editor of the newsletter. Former editor Katrina Starkweather has done a great job over the past few years but is ready to move on and she (and I) are looking for someone who would like to edit the newsletter once a month. It’s pretty simple! We’re happy to help with the first edition. So if you’re interested, please get in touch through Discord. Or you can e-mail me: My e-mail is sarahfi1918@gmail.com. See you in the stairwell! (and on Discord)
Sarah Fisher (409)
** Board Memo
————————————————————
There are two upcoming board meetings:
November 2 at 5:30 pm – Budget Presentation to Homeowners Meetring
November 19 at 7 pm – Bi-Monthly Board Meeting and Budget Ratification
As you are undoubtedly well aware by now, Lanai has left Associa and is now being managed by WRMC. We are using the Vantaca portal for things like payments, communications, architectural requests, etc.
COMMUNICATIONS: Vantaca is also now the website where you will receive any major alerts for goings-on in the community. Please make sure your correct email address is listed as your primary contact on your profile so that when we need to send community alerts about things like maintenance work, scheduled outages, or urgent situations, you receive all the alerts.
Information and alerts are being sent out by WRMC, and the HOA board will be replicating urgent alerts and sending them out from the Lanai mailing list (no spam, only occasional urgent alerts and this newsletter.) If you’re receiving this newsletter that means you are on the e-mail list. Congrats! If someone you know isn’t receiving these please have them check their spam folder/safe sender list. They can double-check by going to the following link to make sure they’re on the

PERSONNEL: Our full-time onsite building manager, Brent Bollinger, is in the office Monday – Friday during normal business hours. Though he started in August, there is a lot to learn about the ins and outs of our building and community, so please feel free to ask questions, but do be patient with him during this onboarding season as there is a LOT of us and only one of him. You may also occasionally see/hear the name “DeShawna Lord” who is the regional Director for Colorado, Brent’s Supervisor, and is directly supporting the HOA team during this transition.
QUESTIONS? EMAIL THE BOARD! The Board has established an email address of “Transition@lanaicondominium.com (mailto:Transition@lanaicondominium.com) ” where you can email any questions or concerns about the transition, and we will pass along to the right people to help make sure that have those answers can best connect with you.

** Elevator updates
————————————————————
** Good news: The elevator modernization project is currently on schedule. While we still expect the outage to last approximately 12 weeks, the final completion date will be based on scheduling and passing an inspection by the City of Denver.
New Janitor
Sergio left Lanai a few weeks ago, so please welcome our new janitor Brad Stewart – and don’t hesitate to introduce yourself. He works for Five-Star Janitorial. He’s new to the building, so he’s still trying to get his bearings. Brad is looking forward to working to make our common spaces look their best!
————————————————————
** Comcast Bulk Contract Cancelled
————————————————————
** The board chose not to renew the Comcast bulk cable contract for the building, which went into effect September 22. This will save the HOA about $52,000 annually and those funds will be reallocated to critical building needs. The HOA determined that the bulk cable was underutilized, subsidized by all owners, with many preferring streaming services.
————————————————————
** Rental Policy Changes
If you are an owner who is renting your property, or if you are considering renting your property, you need to pay attention to some amendments to the owner’s manual approved at the July HOA meeting to better manage rentals.
————————————————————
** Rental Waitlist: There is currently a cap on the number of rentals in the building – 20 units in total. That cap has been reached and there is currently a waiting list for owners wanting to rent out their units. Contact the board to join the waiting list if you want to rent your unit!
If you’re able to rent out your unit already, the board extended the period for finding a renter from 60 days to six months. The board also increased the minimum lease term to 12 months to limit short-term leases impacting property values.

Social Spaces & Events Committee News
Melina R. and Eliza A. are excited to officially take the lead on the Lanai Social Spaces Committee! “We’ve submitted a budget to the HOA and are awaiting approval as we begin planning ways to refresh our shared spaces, build connections, and bring neighbors together through community events. We’ll share more details as plans take shape. Interested in joining the committee or sharing ideas? Please reach out to us on Discord (see “Events”). We’d love your involvement as we put a little magic back into the Lanai! ” – Eliza and Melina
** Need Help Carrying Packages up the stairs?
————————————————————
** While the elevator is down you may need help carrying things up. So don’t hesitate to reach out to Sherpas, a resident assistance program, which is available to help with carrying packages, trash, walking dogs, etc. Requests can be made using the email sherpas@lanaicondominiums.com.

Improving our building inside and out is on the mind of our new General Manager Brent Bollinger, General Manager of Lanai, who works five days a week on-site to address issues and help the HOA board implement priorities for the building.
Brent appreciates the investment owners have made in their units and would like to see our systems and community spaces brough up to par with the quality of the units we inhabit. Brent says he enjoys interacting with residents, so don’t hesitate to stop by, to talk about issues or concerns, and to just say hello. “I’m here for you guys,” he says. “I want to get the building on track. It’s one step at a time.”
Brent’s immediate goal is to help the HOA update and maintain all of Lanai’s aging systems, not just the elevator: He is currently focusing on finding the right service providers who will be consistent and do the preventative maintenance required. That means getting competitive bids for all of the services. And cosmetic improvements are important too: You might have noticed that there has been some cosmetic repair work going on – including new paint and drywall trim. Expect more of these improvements based on visibility.
Brent says he is energized by helping people and problem-solving, and being a good general manager is like solving a puzzle. It never gets boring, he says, and it feels great when a problem has been fixed, thanks in part to his efforts. Brent is still getting to know our residents, and the unique quirks and details of our building’s systems. He says he loves the building and enjoys the challenge of a 1950s structure that is “historic” in terms of Denver’s high-rise apartment scene.
Brent was born in Colorado and after college at Colorado Mountain College, Spring Valley campus and Colorado Mesa University, where Brent got a BA in Business Administration and two associate degrees in Arts and Outdoor Education, he began working in property management. Early in his career he worked for Keystone Resorts, gaining valuable experience there in customer service and community management. That was followed by an intense stint managing a portfolio of five HOAs with a combined 400 homeowners. Brent is thrilled that his job at Worth Ross has enabled him to focus on a single building, a single group of residents, and a single HOA.
** Security reminder
————————————————————
** WRMC reminds us not to let unknown people into the building. It’s easy to want to help someone by holding the door open for them, but there are better – and safer – ways to help humanity. Just say “Sorry. House rules.”
ALSO: If you lose a fob or your keys, report this to management immediately so that your fob can be deactivated.
————————————————————
** Guest parking policy reminder
————————————————————
** Apparently there have been frequent violations of the guest parking policy. Five places are allotted for guest parking only. The spaces are located on the east wall of the lower-level parking lot. These spaces are for short-term guests only and are not to be used by residents or frequent overnight guests. Without prior approval by the property manager, no vehicle can be parked in guest parking for more than three (3) consecutive days in any given month. Any vehicle parked in these spaces must post a Lanai-issued parking tag. Violators, including residents who park in guest parking spaces, will be fined and/or towed at the owner’s expense.
